Foundation Repair Photo Album: Sagging Crawl Space Beams Stabilized in Boonton, NJ
A homeowner in Boonton, New Jersey was experiencing water and moisture coming into their crawlspace. They were also noticing their floors in the upper level of the home were sagging. Water and moisture in a crawl space is because the soil around the foundation becomes saturated after periods of heavy rainfall. This soil creates hydrostatic pressure against the walls, which causes water and moisture to get in. The reason floors become sagging and bouncy is because high humidity can damage the beams and joists that hold up the floor. Wood can easily absorb water from the air and this water saturation softens and rots the boards. As they decay, they compress under the weight of your home.
The homeowner contacted Quality 1st Basement Systems and our System Design Specialist, Javier Hoyos Romero, was able to provide an inspection and help fix this issue. He suggested steel support beams, along with a moisture barrier system. Our foreman, Juan Garcia, installed the CleanSpace Vapor Barrier System throughout the crawl space. This system will keep moisture out of the crawl space, and also prevent mold and insects from getting in. Next, the foreman installed the SmartJack Support System which will help lift and stabilize the home. This is done by assembling the steel support beams in dug up holes, where the SmartJacks will be connected and tightened into place. The support beam and floor joists are immediately stabilized and the above floors are lifted back toward level.
