Unfortunately concrete settlement is a common challenge that many residents face throughout their experiences of homeownership. This pesky issue is most times a result of uncontrollable environmental factors such as, poorly compressed fill soil, moisture, and exposure to sunlight. These natural elements can turn a once safe and inviting walkway into a severely disheveled and dangerous area that many homeowners and visitors tend to avoid. This Sea Girt, NJ homeowner recognized this issue right away after observing clear indications of settlement surrounding their beloved backyard pool deck. After reaching out to our concrete repair team at Quality 1st, we were able to assist the owner is setting up a formal meeting with our system design specialist Javier, who surveyed the property to properly evaluate the best course of action to take to permanently resolve the owners structural issues. A homeowner in Sea Girt, New Jersey noticed their sidewalk was sinking and becoming unlevel. This happens because concrete is often poured over backfilled soil. Over time, this loose soil settles and creates voids under the concrete. As you can see in the picture, this sidewalk is a very dangerous tripping hazard because a resident can easily trip and hurt themselves.
The homeowner contacted Quality 1st Basement Systems and our System Design Specialist, Jeff Pitek, was able to provide an inspection and help them find a plan. Upon his inspection of the site, Jeff saw how unlevel the concrete was. He suggested they use polyurethane foam to fill the voids underneath the slab.
Our foreman, Sean Johnson, used the PolyLevel Injection System to be injected underneath the concrete. This is done by drilling small, penny-sized holes and injecting the polyurethane foam into the slab, and into the voids. PolyLevel is a lightweight, waterproof, and environmentally friendly solution so it will not add weight to the existing soil, and will not wash out. This process is quick and does not require heavy equipment or disturbance.
When the job was done, the homeowner was shocked at the difference in the sidewalk. They were able to walk on it safely without tripping.
