Foundation Raising in NJ, PA, and NYC

Building a new house on timber piles is a time-honored method of new foundation construction. Neolithic Swiss Lake Dwellers did it 6,000 years ago. Venetians did it in 100 A.D. Today, the method continues to be used. Treated timber piles are driven into the ground, and many types of structures can be built upon them.

When there is already a house on the lot, such as one that has been damaged due to flooding and needs to be raised, driving timber piles gets a little more complicated. Pile drivers are several stories high and will not fit under your house!

Basically, you have three options. The first is to knock the existing house down, drive timber piles as you would with new construction, and then build a new house on top of the timber piles. But this is only an option if you’re willing and able to rebuild your home.

The second option is to lift the house off the existing foundation and move it to another location. You could then install the timber piles and set the house on top of them. Most people, however, have neighbors and cannot temporarily store the house on adjacent property. Nor can they put the house in the street.

Quality 1st Basement Systems offers another solution: Lift the house off the existing foundation and store it over head. We can then install a helical pier or push pier foundation upon which concrete columns can be installed. Helical piers are well-suited to jobs where space is limited. Shaped like giant screws, they are driven into the ground until the resistance, or torque, is sufficient to carry the load of the house. The hydraulic equipment Quality 1st Basement Systems uses does not require much headroom and does not shake or damage neighboring structures.

When the new, elevated foundation is ready, we carefully lower your house on to it. This approach does not require moving your house off its site. It does not block any roads. Best, of all, it saves hundreds of thousands of dollars in demolition and rebuilding costs. Our lifting system is compact, allowing us to get into tight spaces. It allows us to work quickly and to get you back into your home sooner rather than later. For a real example, see our house raising case study.
